1.- A separate application is required for each Applicant over the age of eighteen who will reside at the property.

2.- Applicant will NOT be accepted on a "first come, first served" basis. Rental Applications from other Applicant(s) are accepted until a Rental Application is approved.

3.- In order to view a rental home applicant(s) must show a form of identification with his/her photo.

4.- Applicant(s) must have a combined monthly gross income of at least 2 1/2 times the monthly rent.

5.- Applicant(s) must have a minimum of 24 months verifiable rental history.

6.- Applicant(s) previous two-year period credit history will be evaluated.

7.- A criminal background check will be done on Applicant(s) and Occupant(s) 18 years of age or older. A Clearance Letter from the Police Department must be submitted with the Rental Application.

8.- Occupancy Standards are a maximum of two (2) persons per bedroom.

9.- All adult Applicants (over the age of 18) must submit a fully completed Rent Application and a non-refundable processing fee paid by cashier's check or money order. No personal/business check accepted. No Rental Application will be processed without the required processing fee.

10.- If Applicant(s) is/are renting a unit governed by a Condominium or Homeowner's Association, the Applicant(s) may be required to submit a separate Rental Application and/or fee to Association for processing and approval.

11.- The following advanced payments are commonly due before move-in: First month's rent, last month's rent, andsecurity deposit.

12.- Payment of a reservation deposit does not in any way guarantee that the Applicant will be approved.

13.- If approved the Applicant(s) must sign a Lease Agreement within one business day, [not including saturday, sunday or holiday] and all money due – first month rent, last month rent, security deposit, and any other money due, if any – must be paid in full with bank cashier's check or money order, at the time of signing the lease agreement and prior to taking possession of premises.

14.- If the rental application is approved and Applicant(s) fails to sign a Lease Agreement within one business day, [not including saturday, sunday or holiday] the Applicant(s) shall forfeit his/her/their deposit, it will be assumed that the Applicant(s) has/have withdrawn and the premises will be offered to others.

15.- Applicant(s) represent(s) that all the information provided are true and correct and hereby authorize(s) Agent/Landlord to conduct a full background check and verification of the information provided including but not limited to, the obtaining of a credit report, employment, eviction, criminal/civil background, sex offender check, and agree to furnish additional information upon request.
